What Goes Into a Commercial Drywall Estimate?

Commercial drywall estimates involve much more than calculating square footage.

Reviewing the Plans

The estimator needs to identify wall types, wall heights, drywall layers, framing requirements, ceilings, soffits, specialty assemblies, and finish requirements.

Wall Height Matters

A 10-foot partition is very different from a full-height wall extending 15, 20, or more feet to structure.

Height can affect labor, material quantities, equipment, staging, and installation methods.

One Side or Both Sides?

Some partitions require drywall on both sides, while others may have different assemblies on each side.

Rated walls can require multiple layers.

Metal Framing

Stud size, gauge, spacing, wall height, deflection requirements, headers, openings, and bracing can all affect framing costs.

Drywall Finishing

Level 4 and Level 5 finishes require different amounts of labor and material.

Equipment

Depending on ceiling and wall heights, commercial projects may require lifts, scaffolding, or other access equipment.
