If you're preparing to request bids from contractors, providing complete information can make a significant difference in the quality of the estimates you receive.

Provide Complete Plans

Whenever possible, provide the current architectural drawings along with applicable structural, mechanical, electrical, and plumbing plans.

Include Specifications

Specifications can contain requirements that aren't obvious from the drawings, including materials, finishes, installation standards, and product requirements.

Provide the Construction Schedule

Contractors need to understand when the project is expected to begin and how much time is available to complete the work.

Accelerated schedules, phased construction, occupied buildings, and night work can affect pricing.

Explain Special Requirements

Let bidders know about requirements such as:

  • Night or weekend work

  • Occupied buildings

  • Prevailing wage requirements

  • Certified payroll

  • Material restrictions

  • Special inspections

  • Limited site access

  • Phased construction

  • Cleanup requirements

Allow Time for Questions

Giving contractors an opportunity to submit RFIs or clarify the scope can result in more complete bids.
